Outer Banks Property Management | Accounting Department

Accounting

Our friendly accounting professionals work to provide you the most accurate and up-to-date accounting information available. Through the access of your online OwnerWeb account, you can view your balance, reservations, monthly statements and year-end preparation documents in real-time, 24 hours per day, 7 days a week. We also send monthly Owner statements via email. You can literally watch the money start rolling in!

Accounting service includes:

  • Ensure guest rent payments for owner properties are recorded and deposited in accordance to state-mandated guidelines
  • Calculate and distribute monthly rental proceeds to owners
  • Prepare and distribute monthly statements of booked reservations, income received, and expenses incurred for an owner properties
  • Collect and pay appropriate sales and use taxes assessed to guest rentals of owner properties to state and local entities
  • Provide owners with year-end IRS mandated tax reports and statement of income and expenses for their properties
  • Process appropriate refunds that may be due to guests on behalf of owners

Guest Services

Upon entering one of our office's guests enjoy being greeted by a friendly, familiar face. Our Vacation Specialists answer all phone calls, respond to emails, book homes, enter work orders and more. Guests can contact us in any way they please including via call, text, email, or live chat. Our convenient guest portal allows them to view their reservation, update their payment information, sends them reminders, and more. After they check-in, they will find a guest bag with starter items like dishwasher detergent, dish soap, hand soap, etc. We remain in contact with them thoughtout their stay to ensure any maintenance issues are handled in a timely manner. After they check out, they have the first right of refusal for the same week next year. 

Guest Service includes:

  • All phone calls are answered by a live, local staff member - no call centers or pre-recorded messages.
  • Guest emails and inquiries are responded to within a timely manner, usually within 2-4 hours.
  • Mobile App with information about their reservation and the area
  • Guest Bag with Starter Items
