Currently, there are 2,421 (all) active properties for sale in our MLS area. 

1,502 – Residential 

852 – Land 

67 – Commercial 

There are 415 properties in under contract status.  This statistic represents 15.4% of all active and under contract properties.   Overall inventory is up by 4% but residential inventory is down by 2%

Search All Outer Banks Inventory

All markets are local and within the local market fluctuations occur.  Right now, Kitty Hawk and Kill Devil Hills are setting the pace. We need more listings in these two areas because homes are selling quickly.  I have heard agents lamenting that there is nothing to show their buyer clients. If you are considering selling your Kitty Hawk or Kill Devil Hills property, now is the time. 

Conversely, Corolla, and Duck, to a lesser extent, struggle with an over-supply of inventory.  Corolla has almost a two-year absorption rate. Patience and a price reduction or two may be what it takes to get a home sold in Corolla.
